How Is Pag-IBIG Monthly Amortization Calculated?

The calculator uses the standard amortizing-loan payment formula:

Monthly Payment = P × [r(1+r)ⁿ] ÷ [(1+r)ⁿ − 1]

Where:

  • P = loan principal
  • r = monthly interest rate
  • n = total number of monthly payments

The annual interest rate entered in the calculator is divided by 12 to obtain the monthly rate used in the amortization calculation.

Pag-IBIG Housing Loan Example

Suppose you want to estimate a:

  • ₱2,000,000 housing loan
  • 5.75% annual interest rate
  • 30-year loan term

The loan term contains:

30 Years × 12 = 360 Monthly Payments

Using the standard amortization formula, the estimated principal-and-interest payment is approximately:

₱11,671.46 per month

If the entered 5.75% rate remained unchanged throughout the entire 30-year calculation period, the mathematical total would be approximately:

  • Total payments: ₱4,201,724.57
  • Total interest: ₱2,201,724.57

What Is the Maximum Pag-IBIG Housing Loan in 2026?

The Pag-IBIG housing-loan ceiling was increased in 2026 to ₱10 million.

For this reason, the calculator currently limits its displayed Pag-IBIG housing-loan planning amount to:

Maximum Calculator Housing-Loan Amount = ₱10,000,000

If the income-based affordability formula mathematically produces a principal above ₱10 million, the calculator still shows the uncapped mathematical capacity in the breakdown but limits the main displayed preliminary loan amount to ₱10 million.

This ceiling does not mean that every qualified member can borrow ₱10 million. The actual approved amount depends on the applicable Pag-IBIG requirements and underwriting.

How Does the “How Much Can I Borrow?” Calculator Work?

The affordability tab starts with gross monthly income.

For preliminary capacity-to-pay planning, the calculator uses:

Maximum Planning Monthly Payment = Gross Monthly Income × 35%

For example, if gross monthly income is ₱50,000:

₱50,000 × 35% = ₱17,500

The calculator then reverses the amortization formula to estimate the principal that a ₱17,500 monthly payment could mathematically support at the selected rate and term.

₱50,000 Monthly Income Example

Assume:

  • Gross monthly income: ₱50,000
  • Planning payment limit: 35%
  • Interest rate: 5.75%
  • Term: 30 years

The preliminary monthly payment limit is:

₱50,000 × 0.35 = ₱17,500

At 5.75% over 30 years, this payment corresponds mathematically to a principal of approximately:

₱2,998,768.67

The result should be interpreted as a capacity-to-pay planning estimate, not as a statement that the borrower qualifies for a ₱2.999 million Pag-IBIG loan.

Does the 35% Rule Mean I Automatically Qualify?

No. The 35% calculation is only one component used for preliminary capacity-to-pay estimation.

The actual loanable amount can also depend on matters such as:

  • Pag-IBIG membership and housing-loan eligibility
  • Property appraisal
  • Applicable loan-to-appraised-value rules
  • The specific housing-loan program
  • Borrower documentation
  • Applicable underwriting requirements
  • Maximum housing-loan limits

Why Can a Longer Loan Term Lower the Monthly Payment?

Extending the loan over more months generally reduces the monthly principal-and-interest payment because repayment is spread across a longer period.

However, assuming the same interest rate throughout the comparison, a longer term generally results in more total interest paid over the life of the loan.

The calculator lets you compare different terms such as 10, 15, 20, 25 and 30 years to see this effect.

Does the Calculator Include Pag-IBIG MRI?

No. The headline monthly result estimates the principal-and-interest amortization only.

It does not automatically add Mortgage Redemption Insurance (MRI), non-life insurance premiums or other applicable charges.

We intentionally do not assume a universal insurance amount because the actual charges applicable to a housing account should come from Pag-IBIG Fund’s applicable loan terms.

Does the Calculator Include Down Payment?

No. The calculator does not automatically assume a fixed down-payment percentage.

The relationship between property value, appraised value, approved loan amount and borrower equity can depend on Pag-IBIG’s applicable loan-to-appraised-value requirements and the actual property appraisal.

For this reason, the calculator asks for the proposed loan amount rather than assuming that every borrower will make the same percentage down payment.

Does the Calculator Include Property Appraisal?

No. Property appraisal is not something that can be reliably reproduced by a simple online calculator.

A mathematical result showing that your income could support a certain monthly payment does not establish that Pag-IBIG will approve the same principal amount against a particular property.

Does the Calculator Include Taxes and Other Fees?

No. The calculator does not include:

Monthly Amortization vs. Total Interest

When comparing housing-loan options, monthly payment should not be the only number considered.

A lower monthly payment may result from a longer repayment period. While this can make the monthly obligation more manageable, it can also increase the total mathematical interest paid over the full calculation period.

This is why the calculator displays both:

Why Can Actual Pag-IBIG Payments Be Different?

Actual Pag-IBIG housing financing may involve an applicable rate-fixing or repricing period. If the rate changes later, future amortization can also change.

Actual amounts may additionally differ because of insurance premiums, rounding conventions, applicable charges and the final approved loan terms.
